What Actually Goes Wrong in Dubai Renovations — 2,583 Reviews Analysed

Short answer
Most advice about choosing a renovation contractor in Dubai is written from opinion. This guide is written from 2,583 Google reviews of 624 licensed interior and fit-out companies, read in full. 166 of them rate the company at three stars or below, and those 166 are the useful ones: they describe, in the homeowner's own words, what went wrong and when.
Two findings matter more than the rest. The complaints are not mostly about money, which is what almost everyone worries about first. And the risk is not spread evenly across the market — it is concentrated in a small number of companies, which is precisely why which company you pick decides the outcome.
What homeowners actually complain about
Each of the 166 negative reviews was matched against the themes below. A single review often raises more than one, so the percentages add to more than 100. The order is what counts.
Extra charges — the fear most homeowners arrive with — comes fifth. Four things go wrong more often, and every one of them is about execution rather than price.
| What went wrong | Share of negative reviews | How it shows up |
|---|---|---|
| Finish quality | 19% | Uneven or hollow tiles, paint bleeding onto trim, doors that do not sit flush |
| Work abandoned midway | 17% | The site stops and never restarts, often after a payment stage |
| Delays | 14% | Measured in months rather than weeks, usually with no revised schedule |
| The company goes quiet | 11% | Calls and messages stop being answered, typically after money has moved |
| Extra charges | 7% | Costs added after signing, presented as unavoidable |
| Warranty ignored | 4% | A guarantee promised in conversation, absent from the contract |
| Refund refused | 4% | Deposit not returned after the work stopped |
| Deposit taken, contractor vanished | 2% | No work ever started |
The risk is concentrated, not spread
Of the 624 companies whose reviews we collected, 506 — 81% — had no review at three stars or below at all. The complaints cluster: the worst 5% of companies account for 43% of every negative review in the dataset.
This is the single most useful thing in the data. It means the Dubai renovation market is not uniformly risky, and that the common advice to simply budget for things going wrong is the wrong lesson. Most companies here do not generate complaints. A small number generate most of them, repeatedly, and they are identifiable before you sign anything.
It also explains why star ratings alone fail. Among companies with a rating, roughly 85% sit at 4.5 or above, so the score separates almost nobody. What separates them is the number of reviews behind that score and whether any of them describe the failures above.
- Read the negative reviews first, not the average — a 4.8 from 12 reviews tells you less than a 4.6 from 200
- Look for repetition: one unhappy client is noise, the same complaint three times is a pattern
- Check whether the company replies to criticism, and how
- Treat a company with no reviews as unknown rather than safe
The failures start earlier than people expect
Read in sequence, the reviews show the same shape again and again. The dispute surfaces in month two or three, but the decision that caused it was made before any work began.
One review describes receiving a full quotation based on a CAD file pulled from the Land Department, with no site visit and no measurements taken. Another describes a contract that allocated two days to site preparation and protection before demolition; the owner arrived to find demolition nearly finished and no protection anywhere. A third describes being pushed to pay 80% of the project value upfront. In each case the problem was visible at the start and only became expensive later.
- A quote written without anyone visiting your home is a guess, not a price
- Payment should follow completed stages, and the stages should be written down before money moves
- If site protection is in the plan, be there on the day it is meant to happen
- A warranty that is not in the contract does not exist, whatever was said in the meeting
Two defects you can check yourself
Finish quality tops the list, and some of it is checkable without any expertise, before the final payment leaves your account.
Tap across a tiled floor with a knuckle. A solid sound means the tile is bedded properly; a hollow sound means there is a void underneath, and that tile will crack or lift later. One review in this dataset describes an entire house tiled hollow throughout, which is a re-do rather than a repair. Then look along a painted wall from the side with light raking across it, not straight on — roller marks, patches and uneven coverage are invisible face-on and obvious at an angle.
Method
Reviews were collected through the Google Places API for every listed company with a Place ID, giving 2,583 reviews across 624 companies. Google returns a limited set of the most relevant reviews per business rather than a complete history, so this is a sample and not a census, and it will under-represent businesses with very large review counts.
Reviewer names and photos were deliberately not stored. Themes were matched by keyword against the review text and checked by reading, and no company is named in this guide. The figures are recalculated as more reviews are collected.
Frequently asked questions
Is price really not the main problem?
Not according to the reviews. Extra charges appear in 7% of negative reviews, while finish quality, abandoned work and delays together appear in roughly half. Homeowners tend to negotiate hard on the quote and then accept a payment schedule and a scope document that are far more likely to determine how the project ends.
How can 85% of companies be rated 4.5 or higher if this many things go wrong?
Because complaints are concentrated. Most companies genuinely do not produce unhappy reviews, and the ones that do produce several each. A high average rating is normal in this market, which is exactly why it is a weak signal on its own — the review count and the content of the negative reviews carry the information.
What is the single most useful check before signing?
Ask when the site visit happens and insist it happens before the quote is final. A quote produced without seeing the property is the most common root of the disputes in this dataset, because everything discovered later becomes a variation, and variations are where budgets and relationships break.
Does a company with no reviews mean it is new rather than bad?
It can mean either, and the reviews cannot tell you which. Treat it as unknown. Verify the trade licence and fit-out activity through Invest in Dubai, ask for two recent clients you can speak to directly, and keep the payment schedule tied to completed stages.
